can you explain why a 3rd-party controller can't be used to play PS5 version games?

Sure:
Every time we try to open any game with a Playstation 5 version by a controller other than Dualsense, the video game recognizes and warns that the game cannot be played by that controller, so the controller does nothing on the screen.
Now when we turn on dualsense, the game goes back to normal and we can move and play.
I believe this happens because the games were programmed to take advantage of all dualsense technology, such as sensors, vibrations and others
